Now you might be asking yourself - what is virtual staging?
And fair enough, virtual [or digital] staging has been around for a while BUT it's only really been impressive or impactful for say the last 5 years. Before that a lot of the images looked a little rough. Think 'cut, copy + paste' on the good old paint program on your computer. You looked, you chuckled, but you appreciated the person's effort to 'fill' the space with some personality. Nowadays though, when done right, virtual staging can deceive the eye to really make you look twice - is this real furniture in the space? Or digitally enhanced pieces?
But virtual staging is the art of photographing an empty property and then digitally inserting faux furniture precisely into the space. The result: a lively room rather than four walls and some flooring.
What I wanted to do today was showcase some before and afters with a handful of some recent sold properties. To give a perspective seller an idea of what could have been [bland, boring and basic] to what we pulled off for the space [vibrant, vivacious and valuable]. Yes, as you can tell, I'm a fairly big fan of alliteration. For the record, each of these listings sold both quicker than the average days on market for the style of property, and quicker than their direct competition. Hello win/win for the seller + Realtor!
I will also add that virtual staging is a value add service that comes with all of my listing packages.
So sellers, amplifying your property and its first impression, has never been so easy.

Colour, personality, texture, design - it's all here in these second [after] photos. I know when I'm scrolling through properties on a daily basis, the ones that stand out are the staged, designed and fully suited homes that keep me from clicking next or scrolling on.
Folks, this is all about first impressions, harnessing attention and captivating potential clients in attempts to get them to book an appointment to view your home for sale. If we lose them, the only way the property might hit their radar again is with a price reduction. And that, as a seller's representative, is certainly what you are trying to avoid here.
